Construction Management

With over 35 years of construction experience, Steven Gregory and GPD provides a full range of construction services for new and partially completed properties as well as remodeling, renovations, additions and tenant build outs.

By assessing the condition of the property, GPD can provide detailed scope of work requirements for partially completed projects and accurate cost analyses and estimates for completing the project.

Recent assignments include construction oversight on a new multi-unit mid-rise building, owner's representative on a new church project and development feasibility determination for a proposed townhome development in Kane County

Home Building

Through our in house capabilities and strategic alliances with Architects, Engineers, Designers and Landscape Architects, GPD can provide Full Design/Build services including assistance on site acquisition and assessment, architectural design, site planning & engineering, scope of work specifications, bidding, permitting, interior design and landscape design.

Land Development

With over 30 years experience and more than 30 developments throughout Northern Illinois and the City of Chicago, Steven Gregory and GPD can assist lenders and property owners on a wide range of development related issues including land acquisition, feasibility and due diligence studies, zoning and entitlement, site improvements, and final inspections/acceptance.

Homeowners' Associations

Over 25 years experience managing Homeowner Associations involving varying degrees of maintenance and amenities on projects ranging from stand alone commercial office to residential properties in excess of 100 units.

Real Estate Brokerage

As a licensed real estate broker with McNaughton Realty, Inc., Steven Gregory can assist both buyers and sellers on the sale and purchase of a wide range of real estate including land acquisition, single family and multi-family properties.

Wetland Mitigation/Environmental Remediation

Through direct experience as Project Manager on a multitude of development projects involving regulatory wetlands, Steven Gregory and GPD are familiar with the requirements of many different government agencies and can oversee and manage wetland mitigation projects including wetland determination, wetland creation and maintenance & monitoring.

Experienced in enhancing properties by obtaining No Further Remediation Letters and through strategic alliances with Environmental and Geotechnical professionals.

Receivership

GPD can provide lenders with Receivership services on residential and small commercial real estate to stabilize and preserve the value of the asset as well as identify potential value enhancement options and opportunities. GPD can develop a plan to mitigate loss of value through the following measures:

  • Review annexation and development agreements to fully understand required site improvements, fees/donations, and landscaping improvements to determine remaining and deficient obligations and to manage the development process to achieve final acceptance.
  • Complete necessary maintenance and repairs of site improvements and implement scheduled maintenance procedure to preserve asset value and to avoid unnecessary repairs and expenditures.
  • Reconcile Letter of Credit balances to accurately reflect remaining obligations and to obtain reductions where possible.
  • Amend, renegotiate or vacate zoning and development agreements/documents to optimize property value, mitigate monetary loss and enhance marketability.
  • Review and analyze any vertical construction to determine necessary repairs/maintenance, reconcile open costs and obtain lien waivers.
  • Identify and implement sales and marketing strategies to maximize return on the sale of the managed assets and to reduce lender debt.
